A building-services conversation is more productive when the project brief is clear. MEPF commonly refers to mechanical, electrical, plumbing and fire-protection systems. These systems interact with architecture, structure, occupancy and the way a building will be operated.Start with the basic project information. Prepare the building type, location, approximate size, number of floors, intended occupancy, project stage and expected timeline. Share the latest architectural plans and any available structural drawings. If the project has special operating requirements, such as continuous operation, high water demand or specialist equipment, note those early.
Ask what is included in the proposed service. Does the scope cover concept planning, detailed design, coordinated drawings, quantity estimates, site coordination or review during construction? These are different deliverables. Confirm the drawing formats, number of review rounds, approval responsibilities and the information the client must provide.
Discuss interfaces as well. Ceiling heights, shafts, plant rooms, electrical rooms, plumbing routes, drainage falls and fire-safety provisions can affect other disciplines. Coordinating these topics early can reduce avoidable revisions, but it does not remove the need for professional checks and formal approvals.
Before appointing a consultant, ask who is responsible for each deliverable, which codes and standards apply, how revisions will be managed and what assumptions are being made. Get the final scope and commercial terms in writing.
